How Can You Become a Realtor in Oklahoma?

A Real Estate Agent also known as a Realtor is an individual who represents the buyers and sellers of a particular real estate in the negotiations. Real estate agents do so in exchange for compensation amounting to a certain percentage of the property’s retail value.

A realtor either focuses on residential or commercial properties. One can also classify a realtor’s job based on whether they work for the buyer or the seller.

6 Steps to Becoming a Real Estate Agent in Oklahoma

STEP 1: Fulfill The Criteria Laid Out By Oklahoma Real Estate Commission (OREC)

The OREC ensures that all realtors in the state of Oklahoma are law-abiding citizens/permanent residents of The United States. To pursue a career as a realtor, you will be required to submit the following documents to the OREC.

  • Proof of citizenship (valid passport, birth certificate, etc.)

  • Proof of Permanent Residentship (green card)

  • Age proof (must be above 18 years of age)

  • Valid Social Security Number

STEP 2: Complete A 90 Hour Pre-licensing Course

The State of Oklahoma mandates 90 hours of education on real estate before one can be deemed eligible as a realtor. This course teaches budding agents the core principles of real estate, ownership, financing, taxes, etc.

The pre-licensing course is fairly flexible and can be adjusted to one’s own pace. Many education providers offer online classes which can be undertaken alongside a full-time job.

STEP 3: Undergo A Thorough Background Check

Upholding public interest, the OREC only issues licenses to realtors with a clean criminal record. A national background check takes around 60 days to be approved. We suggest you initiate the checking procedure well before you take your exam.

To start the process, you will need to schedule an appointment with IdentGO. IndentGO takes your fingerprint and runs a thorough background check.

STEP 4: Submit Your Application for Provisional States Associate Licence

Head over to OREC’s application portal, fill in your details, and hit submit. As soon as your documents are verified and the application is approved (usually the commission takes 5 days), you will hear from them regarding the examination. Note that you are eligible to apply for the license only up to 3 years from the completion of your pre-licensing course, later than which, you will be asked to retake the course.

STEP 5: Pass The Oklahoma Licensing Exam

Following the approval of your application, you are to register for the licensing exam at the PSI center.

The exam is computerized and consists of 130 multiple-choice questions. Out of which you will need to get at least 75% correct in order to pass. You will be given 3 hours to complete the test.

The results are available immediately after. If you pass the exam, you will receive a passing letter. If not your scorecard will identify your strengths and weaknesses for you. In case, you don’t pass the exam the first time, you can schedule a re-exam as early as the next day.

STEP 6 - Find A Good Real Estate Broker to Sponsor You

Once you have your passing letter in hand, you must join an Oklahoma real estate broker. It is essential that your training prepares you for profitable business and success in the real estate industry.

Consider the following when choosing a broker -

  • Commission Split

  • Nice (location, category, etc.)

  • Work ethic
